Inspect your windows every year. Look for imperfections such as leaks, cracks in the material or chips in the paint, cracked sealant, or problems with the sliding sashes or cranks. Check your windows carefully after big storms as well.

Keep an eye on the caulking around the windows. Caulking is a type of sealant that will keep your windows watertight. Even the smallest cracks can let in water and cause further damage. These cracks are most common at the bottom corners of windows and in between windows.

Look at the wood finish and note any imperfections. Look at both interior and exterior finishes for corrosion, peeling, or cracking. This damage can come from UV rays and weather. You will also want to look for rot. If you find any, you can scrape out the rotten areas and fill them with epoxy putty. Add new layers o f waterproof wood sealer. Vinyl frames do not require the same amount of maintenance as wood frames do.

Clean and lubricate your window tracks. Your window tracks are actually more important than the glass - a dirty track means a stuck window. Use a dry brush to clear away dirt and debris or soap and water for more stubborn dirt. You should also apply some oil-free lubricant to your window track. Oil-based lubricants will attract dust and grime.

Check the fit of your window. Sometimes extreme temperatures or moisture can cause changes to the shape and size of your window or window frame. This can make it more difficult for windows to open and shut and cause your windows to be less energy efficient. Check each part of your window to see if it still fits snug ly.

Clean your windows! This should happen more than once a year. Clean glass will make it easier to detect any damage to the glass.
