Made from metal, flashing is installed under shingles and creates a water-resistant barrier between joints. It's most often used by chimneys and walls to help seal the corners. Flashing can crack over time or from deteriorated sealant. Small holes can be sealed with roof cement, tar, or another sealant. But more oft en, the entire flashing will need to be removed and replaced.

Bad weather or time can chip or completely remove shingles. Broken or missing shingles can then lead to water leaks and other damage. To address this problem, you may be able to simply replace the missing or broken shingles. However, sometimes replacement will require that those around it be replaced and re-sealed, too.

Vent booting is used to seal roof vents. Once cracked, it needs to be completely replaced. The shingles around the vent booting will need to be removed in order to remove the booting and then replaced.

Ice dams are created when snow melts and then refreezes on your roof. These dams then hold water and snow on your roof. The combined weight of the stagnant water and snow can cause leaks and other damage. Clearing the snow away can help, as long as you can do so safely. But to prevent the issue from happening again, you may need to run a heating line to your roof.

Skylight leaks happen when the skylight itself or the sealant around it cracks. Most often, cracks form due to trapped water. For minor issues, a cracked skylight or its sealant can be repaired with some silicone or roof cement. However, more extensive damage may require the entire skylight to be replaced.

Falling leaves, wind-blown debris, and snow can all clog gutters and wreak havoc on your roof. When gutters get clogged, debris and water can’t run off, causing water to back up and then leak into your home. Clearing your gutters twice a year is one of the best ways to prevent this issue, but if the damage is done, you may need to replace sections of the gutter itself.

Pooling water often happens on flat roofs or flat areas on a roof. With no natural runoffs, the water becomes stagnant and has nowhere to go. In most cases, this is prevented by redirecting water away from the flat spot where water is pooling. There are several effective methods that can keep pooling to a minimum, e ven on a flat roof.

Over time, cracks, seams and holes can develop on any roof. They are a normal part of aging materials. But once they develop, it’s important to address these issues right away. If you catch them early, most cracks, seams, and holes can be fixed by applying roof cement. But if left too long, then more extensive repai rs may be required.
